North Idaho Land

Four, 20 acre parcels

located on the western slopes of Fairview Knob in Benewah County Idaho. 

These parcels are for sale by owner and are owned by myself and husband, Brandon.  We are happy to work with a realtor.

There is heavy evidence of dear, elk, moose, bear and coyote.  I assume there is big cat as well.  For foragers there is lots of varieties of berries and plants and for the forester there is an abundance of trees (primarily ponderosa, tamarack, fir) beginning to regrow as it was harvested in the 90s.

All of the parcels are remote and private and have areas where game travel and building sites could be made. Much of the land is steep and sloped but is traversable and close to national forest. 
 

Record of Survey and easementsHahaj Land Parcels. Divided from original 122 acres down to Six 20 acre parcels. The 4 parcels to the west are for sale at this time. Tract 1,2,3 and 4. Easement road has been surveyed and will be ready to record upon sale of the property.
 

Parcel A/ #1 has an already established small camp site with a fire pit that affords great views of West Dennis and the expansive Palouse Valley below.  

Parcel B/ #2 has neat rocky out croppings and is mostly steep/sloped terrain, however there are still acceptable camping/building areas that afford a fantastic view and extreme privacy.  Larger trees and regrowth populate the northern aspect and it is bordered by USFS land on the northeast side.
 

Parcel C/ #3 has a spring along the roadside as well as a nice rock outcropping with mature trees that, if cleared of some brush, would make an excellent spot for camp.  The parcel may also have the headwaters of an unnamed creek.   

 

Parcel D/ #4 has one side adjoining USFS land. It is mostly steep/sloped but there are a few promising areas to build/camp.

  • Hunters: The ridgeline of Fairview Knob divides the Clearwater and Panhandle game units. To the west is hunting unit 5 and to the east is unit 8A.  Access to both units can be reached from Bedrock Road/FS 1976/Palouse Divide. 
  • Easement: The old logging road along the property leaving Bedrock Road has been surveyed for easement to the parcels and can be recorded as such upon sale.  The entire property was surveyed in 2019 by Reynaldo Land Survey in St. Maries. 
  • Address: There is a listed address for the property being on Sanders road with a rotating address of St. Maries and Tensed as the servicing post offices.  I am working with Benewah County to get a more accurate address for these parcels.   The actual physical property is off of Bedrock Road/ FS1976/ National Forest Development Rd 337/ Palouse Divide Road (4 names, same road).
  • Taxes: Last years taxes for each of the 20 acre sections was approximatly $200.  Contact Benewah Country for updated information as the website does not display an accurate update but only lists the parcel as the complete 120 acres (RP43N03W171000A).  This does not reflect a possible timber management deferral option. 
  • Access: There are multiple entry directions to Bedrock Road, some are better maintained than others.  Plan on a 30 minute drive along remote dirt roads. 
  • Cell service: is available but mostly limited to high points along the parcels. 
  • Off the Grid only at this time and foreseeable future. Perfect place for preppers!
  • In the area: White Pine Highway, Potlatch, St. Maries. Fishing, hiking, off-roading, foraging, hunting, sunsets and stargazing.

 

Top of this hill is a very nice camping area Lot #1/A.

This is a little slice of north Idaho that sees very little human influence and offers peace and serenity.  Enjoy its bounty high above and away from the bustle of settlement.
